To add to the launch of our portal last week we have now added a brand new Dubai property forum. We have been working on this concept for months now to provide a comprehensive medium to basically unite buyers, sellers, agents, investors and anybody else who has an interest in the local Dubai property market. We have sections that are dedicated to specific developments in Dubai, as well as general real estate topics on there that will hopefully keep users interested and in discussion about all things property.

There are so many new developments here in the Dubai Real Estate market that we have made one page dedicated just to these so that we also have the option to expand this page more when announcements of up and coming projects hit the news.

The best feature of this forum, however, is the advice and suggestions that members can offer each other and visitors. This is something we can’t create on our own and it is fantastic to see the topics that people are really debating about. Property market on the web – Will this be the trend in future??

Though browsing for property on the internet still appears to be uncommon in most parts of the world, a new entrant, DubaiPropertyMatch.com, is of the opinion that it is high time that this status gets upgraded.

The Founder of DubaiPropertyMatch.com, Michael Hashemain has mentioned that as per a BBC survey on UK property market, it is estimated that atleast eight out of ten people will begin their property search on the internet shortly. Though the completion of such a transaction through the net is yet to be ascertained, it is a fact that people in search of a project are turning towards the internet.

Hushemian adds that incase such a trend continues in this regions in future, about fifteen odd middlemen, who are responsible for increasing the cost of the properties and also complicating the entire process could be done away with.

In addition to this, people have no time today, to go in person or talk for hours to agents and ultimately be let down. In such a situation there is an increased need for a strong web portal to take off the stress from people. According to Hashemain, the site DubaiPropertyMatch.com, will display not only Landlords and Sellers who have the option of listing their properties, but will also list buyers and tenants looking to buy or rent properties. In addition, the portal will also include warehouses, residential and industrial units, plots and offices.

Hashemain is of the opinion that such a portal will cut out middlemen and save costs on the property and make the industry more transparent. He adds that all listings in the site are verified for hundred percent accuracy, as people have genuine requirement for property at present.

The website is free of charge at the moment. Revenues are likely to be received through advertisings in future. The buyers accessing the website seem to be interested in investing on completed properties.

The portal also has a facility wherein the users can list the property requirements including the price that they looking for. The site automatically finds a suitable match from its database through a certain software that is driven by application.

Dubai Homes now available in simsari.com

Homes in Dubai are now being purchased by click of the mouse. The Vice President of an Investment Bank in Dubai, Ahmad Goheer, while checking his emails, found an email which made a mention about a particular website that sold luxury apartments in Dubai. Goheer logged on to the site “Simsari.com” wherein two apartments in a high-rise that was almost nearing completion caught his attention. After going through the floor plans and completing his calculations, the Pakistani banker, immediately drove past the tower to check if it actually existed. On returning home, Goheer just went ahead, and clicked on “buy now” option, without thinking twice. The decision of spending over $1 million for two apartments was made instantly by Goheer.

On the same site, Goheer also made loan arrangements from Dubai Marina neighborhood.

This reveals the hold of the internet in the real estate market, though most real estate sites only display the listings and the investors are required to phone an agent. There is the auction site such as e-bay offering houses for cash or for those who can arrange the financing.

“Simsari” the Arabic translation of which means “my agent” is a Dubai government owned site, that provides buyers with options to proceed a little further though not all the way. Simsari is the first site to allow buyers to make arrangements for mortgages online, and allow credit card deposits for properties. However, in the final stages, the buyers will have to appear in person for handing over the documents and for signatures on hard copies.

Selling properties online, however, is not very appealing, when a buyer actually wishes to inspect the house and neighbourhood. But in the case of Dubai’s dynamic market conditions, apartments are sold straight from architect’s rendering in immediate areas which may not exist for long. Investors in Dubai property market are mostly from Asia, Europe or Mid-East.

Simsari, which is still in its pre-launch mode, already sold four properties last week, and is in the process of finalizing another twenty, wherein mortgages have been approved online. Properties that are displayed for sale online vary from $20million apartment building with 80 units, due for completion by 2009, to a studio apartment for $89,600. Simsari offers satellite-imagery of construction site which includes a view of neighbourhood homes and backyard swimming pools. The incentives for an online purchase include half percent commission of Simsari, the regular two percent sales charge in Dubai, and occasionally an opportunity to get through a pre-launch offer.
