Work on private projects at The World to begin soon

The confirmation about the beginning of the work began when the European developer, Major Trade, announced commencement of work on its island project. Ground works, including soil testing have begun and reclaiming of the island plot and vibro-compaction will begin in February 2010, the Company said.
The Kliendienst Group last month announced that it would begin construction on its Germany Island, part of the Dh.3.1bn Heart of Europe development.
The Managing Director of Nakheel, Marwan Al Qamzi said that The World is an attractive project, given its differentiated offering and close proximity and accessibility to developing markets.
The Arabian architectural and cladding specialist, Arabian Profile Company Limited and Canadian Gulf Construction have been engaged to carry out construction work on the development. The logistics for the project will function out of The World Construction Logistics Port located at Mina Rashid, operated by Penguin Marine Boats Services.
The Managing Director of Major Trade, Viktor Herceg, expressed confidence that on completion of the project, it will generate huge demand for luxury residences. He added that Nakheel has been very supportive as the company has been striving to develop its first island development.
Located at the tip of the Greenland area of The World, the island includes a modern residential villa development and a luxury boutique hotel.
Major Trade is the real estate development investment arm and special purpose vehicle for a mid-sized European residential property developer, particularly responsible for luxury, and high-end developments in Dubai.
The work will begin on as many as 20 islands this year, Nakheel confirmed. The buyers have revised few of their initial designs taking into account the economy, and are now moving ahead with their construction works.

Dubai luxury properties shows positive signs after bottoming out

The Managing Director of Harbour Real Estate, Mohanad Al Wadiya, mentioned that recently an increase in activity has been noticed from potential buyers, who intend to purchase luxury properties, as prices are now hitting bottom. Iconic locations such as the Downtown Burj Dubai and The Palm Jumeirah are among the topmost in this revival list.
He revealed that last week, the company sold a single bedroom apartment at Downtown Burj Dubai (with Burj view) for Dh.2.1million, which was going out for Dh.1.7m to Dh.1.8m in December 2008.
The average prices for signature villas on The Palm Jumeirah was in the range of Dh.9mn to Dh.17mn during last December, but currently they are in the range of Dh.12.5m to Dh.19m, Wadiya said.
The Associate Director for Group Seven Properties, Jose I Murcia, said that luxury residential prices have stopped declining, but luxury commercial properties are continuing to slide. Locations such as Downtown Burj Dubai and The Palm Jumeirah are iconic, and with drop in prices, it makes an attractive proposition for buyers.
The Chief Operating Officer of Al Barari, Mohammed Zaal, agreed that prices have fallen in the luxury realty market, but not significantly. The prices have reduced by as little as 20 percent from their peak last year, as most of the demand for properties is from the end-users.
People intending to put money into high-end properties are long-term investors seeking to keep the investments even during recession. Such individuals do not require financial banking, and are willing to put forward anything required even if it means that they will get the level of quality they are looking for in their homes.

Nurai project on its way towards completion by December 2010

The Chief Executive Officer of Zaya, Nadia Zaal, when speaking to media, mentioned that at present the project is a little ahead of schedule. The number of workers on the project will double over the next couple of months, from the current 200 workers.
The properties that are already sold by Zaya on Nurai are in the range of Dh.55mn to Dh.65mn. About 40 out of 67 units in the projects have already been sold. The top-most unit at Nurai will be sold for nearly Dh.100mn, though it won't be sold before completion of the project, Zaal said.
The owners of units at Nurai can even rent out the units, with service charges per unit rated as Dh.180,000 per year. There will also be a hotel project on Nurai, which would include 45 villas, the work on this will commence on September.
Located four kilometers away from the Saadiyat Island, the entire project management is managed by Zaya Retreats.
Zaal agreed that the Nurai project in terms of development area is 300mn square feet, and the project is financed by a group of banks. On completion, Nurai will have the latest spa, tennis courts, and movie theaters. Nurai is a luxury property known for its privacy.

Al Barari residential development to release 500 units into the market

The apartments are targeted at people who wish to live in Al Barari, but, find the villas beyond their reach. The second phase of the project would include a spa, a hotel, and a cultural village, said David Stafford, Chief Sales and Marketing Officer, Al Barari.
About 5000 workers are working on-site at Al Barari currently, as the project enters into the final stretch of phase one, with 95 villas more to be handed over in September.
The first phase of the project comprises 290 villas and 170 units, that have already been sold to clients, who include buyers from the UK, Asia, the US and Australia.
Zaal Mohammad Zaal, the Chairman of Al Barari, said that the landscaping for the project is being planned considering the geographical location of Dubai, and comparing it to other countries that share the same geographical location, and same climate zone. About Dh.1.4bn has been dedicated to plants and greenery in the project, and emphasis is being laid on the greenery of the project.

Al Barari properties earn good demand from world's super-rich

Located off the Emirates Road in Dubailand, the villas and apartments of the Al Barari mixed-use development, in the Nad Al Sheba area, are being snapped up by the super-rich.
The Chairman of Al Barari, Zaal Mohammad Zaal, agreed that Al Barari has more billionaires per square meter, than anywhere else.

"Most of our buyers are what you call 'old money'. They are the end-users and we hardly have speculators," he said.
Mohammad Zaal refused to give details, but said that the people here love their privacy. About 300 secluded villas, amidst lakes and trees, are spread across 14.2million square feet of space. Al Barari is one of the lowest density developments in the region, and more than 80 percent of it is in the un-built area.
The villas have a starting price of $10.3mn, and the apartment prices range from $1.4mn to $4mn. Phase one of the project, which includes 300 villas, is about 75 percent complete. The earthworks and infrastructure will begin towards the end of the year during phase two, which includes 32 villas, a six-star boutique hotel, apartments, spa and resort, gardens, shopping areas, apartments, culture village and a grand mosque.
About 200 villas of phase have already been sold, and a huge demand is being witnessed for phase two of the project. The entire scheme would be complete towards end of 2011.

Located on Shaikh Zayed Road, the Dynamic Tower will spread across an area of 1.2million Square Feet. The tower is said to have a central core for lifts, and there are lifts particularly for cars, hence it is possible for residents to drive into their apartments.

The Dynamic Tower is a slender, rotating skyscraper, with its luxury apartments being energy-self-sufficient. The tower offers endless design possibilities, with each floor rotating independently so as to form a building that constantly changes shape, and results in a unique, ever-evolving structure. Each rotating floor will have horizontal wind turbines, so that the towers can generate sufficient energy to power the other five towers of same size.
The tower will be pre-fabricated with parts made in Italy, and the time will be considerably reduced.
Fisher says "It takes only six days for completion of one floor, as against six weeks taken to complete a floor of traditional building."
It has been estimated that it will take about 20 months for completing the Dynamic Tower. It is said that a similar tower is also being planned at Moscow, followed by New York.

The residential development, comprising 23 luxurious town homes, marks the third project of Al Fara'a in Jumeirah Village, following the launch of Manhattan Luxury Apartments and Le Grand Chateau.
The two-storey townhouses built in Victorian-style will comprise four bedrooms, a terrace, a balcony, maid's room with separate access, a private two-car garage and a small private garden. Al Mazaya reveals plans to launch 600 villas in Dubailand

The developer, last week, displayed the model picture of the villas to the investors. Dubai Properties are the master-planners of The Villa. The project, which was handed over to Al Mazaya after completion of infrastructure works by the main developer, was awaiting bid from contractors for constructional works. Now the contracts have already been awarded, and the work has commenced.Al Mazaya plans to complete The Villa within 18 months, while providing a marketing tool for the project owners. Three models have been designed by the company, specifying the finishing and furniture. These models can be utilized by owners to facilitate their choice of specifications, after looking at available options.
The interiors and layout work has been awarded to Spanish Interior Designer, Perla Lichi, to build luxurious home interiors and layout for necessary specifications of the project.

Pearl Dubai FZ LLC reveals purchase of Dh 3bn Dubai Pearl

A Consortium of investors, Pearl Dubai FZ LLC, led by the Al Fahim Group, Abu Dhabi-based group, has announced that it has purchased and repositioned the $3billion worth Dubai Pearl real estate development.The project, located within the Dubai Media and Technology Free Zone (TECOM), facing The Palm Jumeirah, will cover a built-up area of more than 15 million square feet.
Abdul Majeed Al Fahim, the Chairman of Board of Directors, Pearl Dubai, while speaking during a press conference, mentioned that Dubai is growing at an unprecedented pace, and that 'Dubai Pearl' will be a unique addition to the real estate landscape of the emirate.
Dubai Pearl is an integrated, mixed-use sustainable development with all major components located within 400 meters of each other, and is expected to be complete by December 2010.
The residential segment of Dubai Pearl Towers will include Sky Palaces with private gardens and pools, Sky Penthouses, luxury-branded condominiums and apartments. It also features boutique, offices, renowned hospitality brands, state-of-the-art theatre with a capacity for 1500 to 2000 people, a luxury fashion precinct located within a premier shopping mall, cinemas, and multi-cuisine food courts.

Al Osaimi Group launches Dh.1bn luxury resort at Palm Jumeirah

The Kuwait-based developer has taken the help of several firms for project consultancy, contracting and enabling works and project management, as this is their maiden project in the UAE. The project is located on the Crescent of The Palm Jumeirah.

During the first quarter of 2008, the developer will launch one million square foot project, in accordance with the agreement signed with Dusit International, one of the prestigious Thai hotel chains in the world.
At present, Al Osaimi is carrying on with the final stages of escrow registration process in compliance with regulations laid out by the Dubai Land Department, thereby preparing to launch early next year.

BV International to unveil world's most luxurious floating residences at Cityscape Dubai 2007

BV International Ocean Holdings Limited will launch a scale model of the 719 foot vessel during the Dubai Cityscape exhibition on 16th to 18th October 2007. The company is expecting a strong reaction from the Middle East to the 112 luxury homes, the prices of which range from Dh.15.69mn for a single bedroom apartment to Dh.52.30mn for a triple bedroom. Penthouses are limited in numbers, with prices ranging from Dh.57.5mn to Dh.155.69mn for a multi-floor penthouse. The sizes of the residence would range from 800 sq ft to approximately 8000 sq. ft.
The 13-deck ship will move around the glob maintaining an average cruising speed of 18.5 knots, visiting cosmopolitan centers and anchoring near remote locations that are accessible only to a limited number of smaller yachts.
The residences on board that are hundred percent furnished, are designed to the standards of Four Seasons Hotel and Resorts, which was also launched by BV International. The residences will be designed by Tillberg Design, the company behind the development 'Queen Mary 2'.
Major features on board include four restaurants, fitness rooms and spas, a gourmet, a casino, business center with video conferencing and meeting rooms, a helipad, a wine cellar, golf simulator, putting greens, a retractable marina that provides ship to shore services, launch of jet skis or sailboats and scuba expeditions.
