The Executive Director at the City of Arabia, Syed Khalil, agreed that with projects such as City of Arabia, the Falcon City of Wonders, Dubai Sports City and the Universal Studios, Dubai will bounce into the next level and will do better than many other American cities in terms of tourism.
Although not much of progress is seen in Dubailand these days, the construction work at City of Arabia is making steady progress. There are about 9200 piles in the mall section of the project, making it one of the largest piling projects in Dubai, said Alex Vacha, the Deputy Director-Projects.
Spreading across 20 million square feet, with a total built-up area of 40 million square feet, the whole project will be encircled by a six-kilometre, battery-powered monorail circles, which will eventually mesh into Dubai Metro network.
The Mall of Arabia will be the largest mall in the world in terms of saleable area, with the first phase alone being 30 to 40 percent larger than Dubai Mall. The Mall of Arabia will include about 1400 retail outlets, spread across 10 million square feet of Gross Leasable Area (GLA). The mall will be home to several big anchor stores, and is due to be ready towards first quarter of 2011.
A residential and leisure venue, Wadi Walk, which includes restaurants, cafes and a six-kilometer stretch of water-way can carry people into mall on boats.
Attached to the Mall of Arabia is Restless Planet, housing 107 animatronic dinosaurs, designed by Steven Spielberg himself, who was also the man behind the movie Jurassic Park. Few of the dinosaurs are ready in Japan and are awaiting their flight to Dubai. One of the dinosaurs is about 16metres high.
Other features included in the theme park are the world-renowned Natural History Museum in London.
The development also includes about 8500 apartments, 34 towers for mixed-use purposes and seven to eight hotels.

The project would include 217 villas and townhouses, club houses, offices, serviced apartments, five-star hotel and a spa mall. The well-designed villas and townhouses at Palmarosa inspire a feeling of tranquility, security and contentment. The residents at Palmarosa will get to enjoy the legendary hospitality at one of the most idealistic five-star retreats in the world, the 'Palmarosa Luxury Hotel'.

Al Barari properties earn good demand from world's super-rich

Located off the Emirates Road in Dubailand, the villas and apartments of the Al Barari mixed-use development, in the Nad Al Sheba area, are being snapped up by the super-rich.
The Chairman of Al Barari, Zaal Mohammad Zaal, agreed that Al Barari has more billionaires per square meter, than anywhere else.

"Most of our buyers are what you call 'old money'. They are the end-users and we hardly have speculators," he said.
Mohammad Zaal refused to give details, but said that the people here love their privacy. About 300 secluded villas, amidst lakes and trees, are spread across 14.2million square feet of space. Al Barari is one of the lowest density developments in the region, and more than 80 percent of it is in the un-built area.
The villas have a starting price of $10.3mn, and the apartment prices range from $1.4mn to $4mn. Phase one of the project, which includes 300 villas, is about 75 percent complete. The earthworks and infrastructure will begin towards the end of the year during phase two, which includes 32 villas, a six-star boutique hotel, apartments, spa and resort, gardens, shopping areas, apartments, culture village and a grand mosque.
About 200 villas of phase have already been sold, and a huge demand is being witnessed for phase two of the project. The entire scheme would be complete towards end of 2011.

ACW unveils Platinum Two -freehold residential project at Dubailand

The freehold residential and serviced apartments project, 'Platinum Two', located in Arjan in Dubailand, spreads across a built-up area of 164,598 square feet of landspace. It comprises a total of 254 apartments, 220 studios, and 34 single bedroom apartments and 19 retail shops.
About 45 percent of these are investment based on tourist arrivals, which is anticipated to be 15mn annually by 2010. Reports state that growth of tourism in the Middle East is likely to grow on an average of 7.1 percent until 2020, with the rest of the world lagging behind on an average of 4.1 percent annually. Tourism accounts for 18 percent of direct GDP in Dubai, out of the Dh.198bn growth in 2007.
The Platinum Two development, although a purely freehold project, the units are rented on daily, weekly and monthly basis, and the income is collected. After removal of the costs, investors can get back 60 percent of the net income.
According to Ian Pask, the General Manager, ACW Holdings, the development is definitely not a timeshare. The apartments are never let out, while investors receive and income. The company has sold about 1000 units of this kind already, in other developments of the company, and only six of these have been returned.
ACW Holdings owns a portfolio worth Dh.5bn in the UAE, including the Knightsbridge Court and Kensington Manor residential apartments and Hanover Square serviced apartments. This is further likely to expand to Dh.20bn within three years.
ACW Holdings has also launched Dh.1.3bn project on Marjan Island in Ras Al Khaimah and two other projects in Ajman. The Company also plans to launch 1400-unit hotel resort development in Ajman during October.

Al Barakah announces aggressive expansion plans

According to Imran Khan, the Chief Executive of the company, the company has established new values to the property industry. Now, with the new RERA regulations in place, it has been developed into a level playing field, wherein all developers require being transparent and accountable.
The first acquisition of Al Barakah was the Sanali business tower in Dubailand, worth Dh.1.3bn, covering a floor space of one million square feet and a retail space of 100,000.
According to Khan, 80 percent of the office space, was sold in a three-day period in January, with an average price of Dh.1,150 to Dh.1,200 per square foot. Dubai, being the cheapest place in the world, will have to buy real estate per square foot. With more investors coming in, particularly from the Europe and US, at present, Al Barakah has more confidence in the market.
Groundbreaking for their first residential development, Crimson Court, at the Emirates City in Ajman, will begin in April, and is due to be complete by mid-2010. The project value is Dh.150 million, and covers 381,000 square feet of residential space.
The first series of project will begin in the next three to six months, with a total amount of Dh.3bn to Dh.5bn.
Khan mentioned that with Ajman, catching up at a rapid pace with Dubai, at half the price, Al Barakah can offer affordable high-quality housing for the low income group, with easy access to Dubai.

Al Mazaya reveals plans to launch 600 villas in Dubailand

The developer, last week, displayed the model picture of the villas to the investors. Dubai Properties are the master-planners of The Villa. The project, which was handed over to Al Mazaya after completion of infrastructure works by the main developer, was awaiting bid from contractors for constructional works. Now the contracts have already been awarded, and the work has commenced.Al Mazaya plans to complete The Villa within 18 months, while providing a marketing tool for the project owners. Three models have been designed by the company, specifying the finishing and furniture. These models can be utilized by owners to facilitate their choice of specifications, after looking at available options.

The Sanali Towers will be a 30-storey development, with one million square feet of commercial and retail space, facing the prestigious developments of Living Legends and Al Barari. Emaar, Bawadi join hands for Dh.60bn realty development

This realty project is expected to turn out to be a signature development with equal equity participation by both parties. While Bawadi is expected to transfer land rights to the joint venture, Emaar will contribute equivalent portion of cash in the joint venture. The venture is likely to yield its returns by 2009.

The project on completion will be the biggest shopping malls in the world, with 4.2million Square Feet of retail space in its Phase One with 1200 retail outlets.The project is likely to be built within the next 21 months, with 10,000 or more workers. The Vice Chairman and Managing Director of City of Arabia, developer Elyas and Mustafa Galadari Group, said that the company has worked hard on choosing the right people for the job and Dubai Contracting has the reputation of being a company capable of delivering the projects on schedule, apart from having the right skill mix and equipment resources.
On completion, the mall will be readily accessible to the Restless Planet Dinosaur Theme Park and will be linked to the rest of the complex through a mix of hotels, restaurants and shops, commercial and residential units through small electrically powered boats.

Dubai Properties launches 'Al Waha' Villas in Dubailand

The project made its first appearance during the recent two-month long summer promotion at Harrods, the famous department store in London, where it generated sales worth Dh.150mn.The project was also exhibited at the Ritz Hotel in Paris recently. Hill International has worked on major construction management projects such as the Shams in Abu Dhabi, Palm Jumeirah in Dubai, New York Hotel & Casino in Las Vegas and Comcast Center in Philadelphia.

Dubailand holds discussions to set up a pre-registration system

The move has been initiated following an agreement between the Land Department and Tatweer which was signed in the month of June this year. Tatweer has formed a project committee comprising representatives from various departments to provide necessary assistance to the Land Department Authority to compile the necessary data to test run the pre-registration system.The pre-registration system will adhere to the new law completely and will help Tatweer in tracking all registrations carried out by secondary developers in the areas that fall under its purview. This system will also ensure that any engineering specifications are strictly followed, as per the original master plan.
The CEO of Dubailand, Mohammad Al Habbai, said "The announcement of Law No.8 that pertains to real estate development trust accounts has had a positive knock-on effect for Tatweer. Through our partnership with the land department, we aim to establish a registration system for all Dubailand projects, including the ones developed by third parties."
He added that, the developers will get to interact with the registration system of the Land Department directly, right from the first day of their deal.
Through the introduction of the law pertaining to escrow accounts, the Land Department has put an end to any developer trying to launch a project and collect deposits, without sufficient guarantee that the funds will be utilized only for the intended purpose. The law also ensures that the construction work begins at the stipulated time.

The Dunes Golf Course in Dubai Sports City nears completion

The course is officially being planned for inauguration during December 2007, so that there will be sufficient time for the course to mature before its launch.
The infrastructure that was required for supporting the 211 acre site is now all ready. The course has been supplied with 50kms of piping to provide irrigation, supported by a pump station that has the capacity to supply more than two million gallons of water every eight hours, and various other necessary amenities.
The Dunes is an eighteen-hole signature golf course that is designed by Ernie Els, and is expected to be the central point of the Victory Heights in the Dubai Sports City.
Dubai Sports City is the first sports city in the world, built for the purpose. It is located on 50 million square feet of land in the Dubailand development. The Sports City features four wonderful stadiums a cricket stadium with 25000 capacity, multi-purpose indoor arena with 10,000 seats, multi-purpose outdoor stadium with 60,000 seat capacity, and filed hockey venue with 5000 seat capacity. The Sports city will incorporate hi-tech sporting venues for activities, events and sports and will house commercial and residential developments.

The ambitious target of Dubai to attract 15 million tourists by 2010 has captured the attention of even the biggest names in the global entertainment business such as the US film studios Universal and Paramount Pictures.
On completion of the projects in hand, Dubai will be the place for rides and attractions based on hits such as the 'Mission Impossible' and 'Titanic' and the emirate would no longer be only a haven for golden beaches and luxury hotels.
Paramount Pictures recently permitted Ruwaad Holdings, a real estate firm to construct a theme park in its name. It will be a Dh.9.2billion mixed-use development, featuring shopping centers, resorts, and hotels. The location for constructing the theme park is yet to be finalized. This project is expected to face a stiff competition from Universal Studios, which will help in setting up a Dh.8billion Universal City at Dubailand. The 6.5m Sq. Ft. project will be one of the largest theme parks in the world, and is expected to draw more than three million visitors to Dubai by 2010.
In the meanwhile, the Al Ahli Group, based in UAE, has entered into partnership with the American Kids TV network, Nickelodeon, to together develop its Dh.3.67 billion Dubai Amusement Park and create content for its entry into local TV entertainment. The amusement park is expected to be opened by 2011, though its location is yet to be known.
The company signed similar licensing deal with Marvel Entertainment, the owners of Spiderman and Batman comic book hero franchises.
Apart from attracting the big names abroad, Dubai is also creating its own Amusement Park themes.

Dubai Lifestyle City officially launched at Dubailand

The ETA Group is targeting ultra-high net worth residents for the Lifestyle City, which covers about 4million Sq.Ft. comprising 120 'villetes' and 68 Tuscan-themed villas, a golf course, auditorium, theatre, sports and recreational facilities. Apart from this, the city will have a 170 room W Marriott, a 100,000 Sq.Ft. shopping mall, and a 150 room Courtyard.
The Tuscany style of architecture for the city has been designed by Tony Ashai, the Beverley Hills designer.
ETA, together with IMG Academies and JW Marriott brands have entered into a tie-up, and the Cisco and Microsoft is expected to be the pillar for the digital lifestyle.
The prices for the villas currently range from Dh.20million to Dh.40million, and the project is scheduled for completion by July 2009.

Al Kaheel luxury villa project commences at Dubailand

This makes way for the construction of 400 villas at the Eco Zone in Dubailand, meant to be a part of the Al Kaheel Residences.
A representative said "Of these 400 homes, we have 250 of them as luxury independent villas nestled amounts the valleys of their individual community areas. An additional 150 are uniquely grouped together to create our Hilltop Residences offering a new style of living within this homeland of the horse."

Dubailand master plans receives approval

The Dubailand CEO, Mohammad Al Habbai has said "The approval of 16 master plans by Dubai Municipality has taken Dubailand forward and will critically help to bring additional investors to this key entertainment and leisure destination."
The Dubailand projects that are currently under development include the Dubai Outlet City, Dubai Heritage Vision, Dubai Sports City, Falcon City of Wonders, Motor City and Al Barari. Other projects such as Al Khaleel, City of Arabia and Polo are in their initial stages.
Dubailand, occupying three billion square foot of space will be located along the Emirates Road. This will include a Dinosaur Theme Park, The Restless Planet, the Great Dubai Wheel, Sports City with state-of-the-art stadiums, the Islamic Culture, the great Dubai Wheel, Dubai Heritage Vision and Science World, the Global Village, Mall of Arabia and several other attractions.
Al Habbai stated that the industry estimates have indicated a strong potential for leisure and entertainment in the region. He mentioned that with these leading projects at Dubailand he is confident that this will place the entire region and, Dubai in particular, as a leading entertainment destination.

Bawadi to be the biggest retail zone in the world

This is the outcome of a directive from the Vice President and Prime Minister of UAE and Ruler of Dubai, His Highness Sheikh Mohammed bin Rashid Al Maktoum, due to its expected contribution to Dubai’s Strategic Plan 2015.
The shopping area will comprise of street shopping, boutique malls and shopping malls in an underground shopping area all connected to Bawadi’s various elements, so as to become the longest shopping avenue in the world.
Bawadi, the world’s biggest area by development size, launched during May 2006, comprises of hotel that is 10km long, convention centers, shopping strip and entertainment.
The Minister of State for Cabinet Affairs, Mohammed Al Gergawi, mentioned that apart from offering the largest shopping area in the world, it will link to 31 hotels ranging from three star to five star, representing a strong platform for tourism development in the emirate, which will re-inforce the status of Dubai as one of the premier family destinations in the world.
Bawadi, is being constructed by Tatweer, a subsidiary of Dubai Holding. Bawadi will add 31 hotels with 29000 rooms with its centerpiece development Asia, offering 6500 rooms, entertainment, shopping malls and convention facilities.
Tatweer Executive Chairman, Saeed Al Muntafiq has confirmed that the initial road works is almost nearing completion, and the infrastructure work is on schedule.

Pauling sanctioned with Dh.400m credit facility for construction of villas

The facility will be used for construction of 366 villas at Falconcity of Wonders in Dubailand development.
The project will take about a year and a half for completion, beginning 20th February 2007.
Emirates Bank is the bookrunner, underwriter and lead arranger of the transaction. The other participating Banks include the Bank of Baroda, State Bank of India, National Bank of Abu Dhabi and Mashreq Bank.
The General Manager of Emirates Bank, Abdul Wahed Al Fahim has mentioned that this is one of the prestigious transactions for the Bank, as it emphasizes their long on-going relationship with Pauling Middle East.
Pauling is an arm of the Ahmed Khalifa Al Mazroui Group in Abu Dhabi. The group comprises a total of fourteen companies that focus on various segments such as construction, infrastructure, travel and tourism, hospitals, pharmacies, aluminium works, building materials, transportation and aluminium works.

Dubailand Headquarters open to public

The CEO of Dubailand, Mohammad Al Habbal, has said that the headquarters will establish a new benchmark for all sales offices in and around the region, while also providing visitors and investors a glance of the project’s offerings. The exhibition area will have a range of audio and video interactive features, a motorbike that is 35 mts high, a 220m rollercoaster, positioned right on top of the sales center.
The Sales Center of Dubailand, will also have other attractions such as the Dinosaur theme park, the Restless Planet etc., developed in co-operation with the National History Museum located at UK and the Mall of Arabia, known as the Culture and Science World, which is all set to become the largest shopping centers in the world.

Schedule of Dubailand revealed
Dubailand, which is built alongside Emirates Road, covering three billion square feet of land, will constitute entertainment centers, hotels etc. The entire project is divided into four phases, and each phase will take five years for completion and the entire city is expected to be complete by 2020.
Al Habbai mentioned that this is one among the biggest projects in Dubai, which will be of interest to one and all. In addition to the three current projects, and the fourth one which is scheduled for May this year, another four projects are already in their first and second stages, while sixteen others have their masterplans approved. As of now, Global Village, Dubai Autodrome and Plantation Polo Club are complete.
Dubai Outlet City is likely to be inaugurated during May, which will have more than 200 stores that offer goods at discounted rates. City of Arabia, Motor City, Falcon City, Sports City and Al Barari are already in pipeline.
Al Habbai mentioned that it was the dream of His Highness Sheikh Mohammed bin Rashid Al Maktoum, the Vice President and Prime Minister of UAE and Ruler of Dubai that made way to this world of entertainment. The projects will be divided into phases, though any additional priority will not be given to entertainment or residential facilities. However, Al Habbai believes that the theme park will be the centerpiece of the grand masterplan, which will have superb magical rides and Roller-coasters.
The Great Dubai Wheel, which is likely to be the second largest observation wheel, is another attraction.
A 10km stretch of themed resorts and hotels, Al Bawadi, which when completed will also include the world’s largest hotel proposed to be named as Asia Asia Hotel, will feature about gigantic 6500 rooms.

Dubai land sales cross Dh3bn mark

In all 234 cash sales transactions worth Dh1.03bn have taken place last month. Out of which 135 were mortgage transactions which were worth Dh1.96bn and 15 were donations of land and property which were worth Dh97.48 million.
The total value of real estate has thereby risen in the year 2006 compared to that of 2005. The real estate value touched Dh17.3bn in the first half of 2005 and was estimated at Dh20.6bn in the same period this year.
