Prices of Dubai Marina units on the rise

The Head of Sales of Asteco, Vineet Kumar, said that single bedroom apartments at Dubai Marina are currently selling at Dh.1300 per square feet, an increase of 18 percent from Dh.100 per square feet sold during the beginning of the year.
The double bedroom apartments are now being sold at Dh.1250 per square feet, an increase from Dh.900 per square feet in January, while the triple bedrooms are sold at Dh.1250 per square foot, an increase from Dh.950 in January.
Single bedrooms measuring 850 to 900 square feet at Elite Residence and Dorrabay are now priced at Dh.1.2million, reveals Asteco’s report. In January 2009 this type of property was quoted as Dh.900,000, while similar apartments were priced at Dh.1.35mn in July 2008.
The double bedroom apartments at Marina Promenade measuring 1280 square foot is currently priced at Dh.1.6mn, while it as Dh.1.15mn in January.
A triple bedroom apartment in proximity to Jumeirah Beach Residence costs about Dh.2.37mn at present, while the same property was priced Dh.1.8mn in January.
However, four bedroom apartments have not seen much improvement in prices at present, and stand at Dh.975 per square foot, an increase from Dh.850 per square feet in January this year.
Demand for four and five bedroom apartments at Dubai Marina is much lower than that for triple, double and single bedroom apartments, as families have the affordable option of purchasing four or five bedrooms at villa communities.
The increased demand for smaller units at the Marina implies that such units command higher prices per sq. ft. than larger ones. The larger the size of an apartment, the lower is the price per sq. ft., said Kumar.
Figures by Asteco reveal that the value of apartments at the Marina has dropped by 15 to 60 percent since July 2008. However, certain towers in the Marina are still maintaining their values due to demand from investors and end-users, although the growth values in prices of few other properties in Dubai are slow. This is reflected in the fact that the prices offered in the market for the Marina have a wide range at Dh.850 to Dh.2000 per sq. ft.

Dubai all set to build world's tallest residential tower

The latest one in this direction is the awarding of USD400million contract to Arabian Construction Company (ACC) by Trident International Holding, to build the world's tallest residential tower, namely the Pentominium in Dubai Marina.
According to the developer, the 124 storey Pentominium will be one of the tallest man-made structures and is hoped to the second tallest building in the world, after Burj Dubai. Each apartment in the 618meters tower will cover either half a floor or an entire floor.
The total built-up area of the tower will be 170,000 square meters and the duration of construction is hoped to take 48 months, revealed a company statement.
The Pentominium will be the tallest all-residential building in the world on completion, and is currently the highest project among any residential building under construction, said Aedas, the project designers.
The Executive Director and CEO of Trident International Holdings, Wazir Daredia, said that the Pentominium is a unique project that raises the concept of luxury living to new standards and with the construction major ACC, the project has gained an exquisite bouquet of brand partnerships for the development.
Activity is gradually picking up pace in the construction sector. The ACC deal follows the $187mn contract in Dubai awarded on 25th August to UAE's contractor Arabtec, of which, the Samsung Engineering and Construction forms a part of the team working on the Burj Dubai.
ACC has a backlog of 54bn worth of projects in the Middle East and is currently working on 10 projects worth Dh.5.8bn in Dubai.

Damac's Ocean Heights stands 70 storeys high

This indicates the Damac's determination on construction and delivery of the skyscraper, which is finally expected to house 84 storeys.
Located at the entrance to Dubai Marina along the Al Sufouh Road, the structure is all set to be one of the most iconic buildings in the area, and is already towering above all other structures in the vicinity, with its twisting architectural design that now more evident.
The main contractor of the project, Arabtec, is completing one storey every week. The Alumco is installing the external blue glass cladding on the building. The electric wiring and cabling works inside the tower have reached the 60th floor, while the interior plastering and painting have reached floor 55.
The CEO of Damac, Peter Riddoch, remarked that the progress made by Ocean Heights project is a great testament to the tremendous team work happening on site.
Damac is on-track to complete the building, and this demonstrates the team work by all staff and contractors, he pointed out.
On completion, Ocean Heights will feature 680 apartments ranging from single to triple bedrooms, and 'Signature Series penthouse range', the ultimate luxury apartments with latest in hi-tech gadgetry and luxurious home comforts. The first penthouse floor is just been constructed at floor 67.
Apart from offering stunning individual homes, Ocean Heights will offer communal outdoor leisure deck, complete with pool, gymnasium, steam rooms, views of the Palm and Atlantis. There will be good accessibility with nearby links to the Dubai Metro and the range of leisure amenities and shops of the Marina on hand.
Ocean Heights is the third project at Dubai Marina, to be completed by Damac Properties. This will be followed by Damac Heights, another super tall structure due for completion in 2013.
According to the General Manager-Operations at Damac, Ziad El Chaar, the Marina continues to be prime location for people seeking for investment in property in Dubai.

Several Dubai Marina projects delayed

According to a report published in RERA's official magazine, although 10 percent of projects are currently 'on hold', the developer is still unsure, as another 31.8 percent of the projects have been 'progressing but not yet on site'.
RERA, last month made the announcement that it had designated 69 out of 407 projects on hold, which constitute 17 percent of the projects.
Among the nine delayed projects in the Marina, RERA's website reports only three as delayed. Among these, one of the projects, designated as delayed is the 90-storey Damac Heights tower, launched in 2007.
Works have begun on site, but have now stopped to permit a design review in accordance with the comments by Dubai Municipality, said RERA's inspection note. Schedule will be updated when the design and re-tendering has been completed, it states.
According to a spokesman for Damac Properties, the company has three other projects in Dubai Marina, among which, the Marina Terrace and The Waves have been completed, while the Ocean Heights has reached 66th storey.
The other project in the Marina is Damac Heights, and it is not cancelled or on hold and is very much in progress, confirmed Niall McLoughlin, Senior Vice President, Corporate Communications.
Although launched in 2007, the project will not be completed before 2013. The other two projects for which RERA's reports are not available online are Harbour Residence and My Tower, with inspection reports stating as progressing to RERA-approved revised schedule.

The 80-storey tower offers stunning view of Dubai Marina. The podium levels, comprising six storeys are complete. Arabtec has been appointed as the main contractor of the project, with over 1000 workers in the site, working round-the-clock to ensure the right construction schedule.
The progress is an indication of the impressive track record by Cayan Investment and Development on keeping up with their project schedules, and the dedication by Arabtec towards the project.
The Chairman of Cayan, Ahmad Al Hatti, when speaking about the project construction, mentioned that the progress made on construction of the project reflects the meticulous care that Cayan lends to every aspect of its projects.

In December 2008, Cayan delivered 4 out of its seven projects in Dubai, and hopes to deliver the rest three projects between 2010 and 2011. Apart from projects in Dubai, Cayan has few mega projects in Egypt and Jeddah.

Middle East property sector shows signs of recovery

The first quarter of 2009 has shown some progress in the sector, with green shoots of recovery beginning to crop-up. However, the necessary conditions for recovery are yet to be met, the report points out.
The major factor for recovery of the sector are improved sentiment which would boost confidence and reverse the credit default spiral, which has been widely experienced during the past six months.
According to the report, Dubai lays out vast options for opportunistic investors, given, the correction in prices happening in the emirate. Although the yields can be hoped to increase only in the medium term, the long-term outlook for Dubai continues to remain positive, particularly, with the decline in supply, as several projects are being put on hold or are scrapped off.
The "green shoots of recovery" in the regional property sector was noticed during the first quarter of the year, and the markets are hoped to be in the process of recovery as early as in the autumn, revealed a property consultancy, in its report.
The Jones Lang LaSalle report states that the Middle East and North Africa (MENA) economies have begun making progress on 12 out of 17 major requirements for the economic recovery, which includes re-capitalization of Banks, Reduction in future supply of homes, and "concerted government action".
However the economies may still have face serious challenges during the year. Even with so many positive factors noticed during the past three months, the region may still be in the recession stage, with several markets expected to witness downward correction in prices during the year, the Jones Lang LaSalle report states.
However, Abu Dhabi indicates chances of "significant long-term potential", while Dubai has opened up to "opportunistic investors" seeking medium-term and long-term investments. In the meantime, Qatar and Saudi Arabia would remain as the most lucrative markets during this period, the report suggests.
The company expects that following the transition phase, the region will be well-positioned to emerge stronger, with more transparent and better regulated sustainable pattern of real estate development and investment, meant for the longer term.

The MAG 218 residential tower, comprising 555 apartments spreading over 66 storeys, has reached the 45th floor in height.
According to the Chief Executive Officer of the MAG Group, Mohammed Nimer, the company had opened the full-floor show apartments, 18 months prior to handover date, for the owners to view the quality of finish. This emphasizes the commitment by the company towards customers, and their confidence in keeping up to their promise.
The MAG 218 Tower is one of the several freehold residential towers located at the Dubai Marina, opposite the Jumeirah Lake Towers, next to Dubai Media City. The tower has been designed by Dar Al-Handasah, and will be located next to Marina Pinnacle and the Marina Heights.

The first being Ice Tower, designed in the shape of a floating iceberg, likely to come up in Dubai Marina. It will have 30 levels of angular glass, and will include 103 unique apartments.
The project will go on sale in two weeks time. Construction will commence in two weeks, and will be complete by last quarter of 2010.
According to the Karl Finder, the Australian Architect, the building has many fissure and facets between the two sides of the structure, which will provide various degree of sunlight to the balconies on the inside of the building. The difference in lighting makes each apartment unique.
The next to be launched was the resort-lifestyle community planned around a manmade waterfront, called Pier 8, located at Dubai Marina, and is due for completion in 14 months.
The development, designed by Atkins, comprises 40 storeys of high-end luxury apartments. The tower offers 232 units of studios, single and double bedroom apartments and two penthouses on the top floors.
The sales of Pier 8, due for completion in 14 months, was also announced yesterday.
The Company also launched the Dubai Arts District (DAD), a Dh.1.4bn community, comprising residential, office and recreational buildings.
About eleven residential buildings will span across an area of 2.1mn square feet. The buildings draw inspiration from nature and depict the theme of sand and wind in terms of shape and colours. The buildings are said to have low maintenance costs and reduce the glare from the sun due to their design and will be sustainable.
The construction will commence within two months, and will be complete in the last quarter of 2011.
The Company has already started sales of the commercial space in the project.

The company has managed to buy plots and is developing many projects in Business Bay, Jumeirah South Village and Culture Village. In Dubai Marina alone, DEC has six plots and its investments in this community are in the range of Dh1.5 billion. The company is ready to launch a new residential project, Marina Wharf II.
In Business Bay, DEC is coming up with three commercial towers at an investment of approximately Dh800 million. The projects will include a unique corporate tower which will be developed on 650,000 square feet and will offer single unit office space as large as 3,500 square feet. The project is also proposed to have a strong retail component on the ground floors while on rooftop with a revolving restaurant.
